About us
Independent, Document-Based Review for One of the Most Important Decisions You'll Make
Before founding Ave Advocate, I spent my career as an intelligence analyst — focused on reviewing complex information, identifying patterns, and presenting exactly what the data shows.
In 2020, I bought a home in Ave Maria. I reviewed the 2019 audit, assumed the community was in good shape, and moved forward. It wasn't until a proposed special assessment arrived that I realized I hadn't looked closely enough at what the documents actually contained.
The information was there. I just didn't know what to look for — or where to look.
Ave Advocate was built from that experience. We review HOA and CDD documents and present exactly what they contain — budgets, audits, reserve data, and property-specific obligations — referenced directly to the source, before you sign.
Our role is not to tell you what to do. It is to present what the documents say.
Independent Review
We provide an independent review of HOA and CDD documents — presenting what they contain, referenced directly to the source.
Document-to-Data Validation
We review budgets, audits, and reserve data by presenting how information is recorded across documents — tied directly to the source material.
Property-Specific Review
Our review is tied to the specific property and community you are considering — presenting what the documents record about obligations, assessments, and restrictions.
"My work has always been about identifying what isn’t obvious at first glance—
finding patterns, questioning inconsistencies, and understanding risk before it becomes a problem.
That same approach now applies to homebuyers—because what you don’t see in the documents today can impact you for years to come.."

Our mission
Our mission is simple: present what the documents say.
We believe in transparency, integrity, and a commitment to document-based review.
At Ave Advocate, our mission is straightforward: to provide independent, document-based review of HOA and CDD records — presented exactly as documented, referenced directly to the source, before you commit.
Through a structured process of document-to-data validation, we review budgets, audits, reserve data, and property-specific obligations — presenting how the information is recorded and how it appears across documents.
Transparency is at the core of what we do — ensuring that what is recorded in the documents is clearly presented and traceable to the source. Our role is not to provide opinions or recommendations. It is to present documented findings so the recorded information is in hand before you sign.
Our goal is simple: make sure you have access to what the documents contain before closing.
